SUBSTITUTE TRUSTEE’S NOTICE OF FORECLOSURE SALE
WHEREAS, on February 19, 1993, Maria Russell, a single person executed a certain Deed of Trust to Sandra S. James, Trustee for the use and benefit of United States of America, acting through the Farmers Home Administration, United States Department of Agriculture which Deed of Trust is of record in the office of the Chancery Clerk of Grenada County, Mississippi, on February 19, 1993, in Book B62, Page 589.
WHEREAS, United States of America acting through the United States Department of Agriculture Rural Housing Service (RHS), formerly Farmers Home Administration, the current holder and/or assignee, substituted Halliday, Watkins & Mann, P.C. as Trustee by instrument recorded in the Chancery Clerk’s Office on October 26, 2023 in Book 2023, in Page 111; and
WHEREAS, Default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, United States of America acting through the United States Department of Agriculture Rural Housing Service (RHS), formerly Farmers Home Administration, the legal holder of said indebtedness, having requested the undersigned Substitute Trustee in said deed of trust, will on August 5, 2025 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the main front door of the County Courthouse of Grenada County in Grenada, Mississippi, to the highest and best bidder for cash the following described property situated in Grenada County, Mississippi, to wit:
1.00 acres of land, more or less, lying in the West 1/2 of the Northwest 1/4 of Section 33, T-22-N, R-4-E, Grenada County, Mississippi, and more particularly described as follows:
Beginning at an iron pipe located 561.8 feet East and 381.2 feet North of the Southwest corner of the Northwest 1/4 of said Section 33, thence run N 3° 15’ W for 209.05 feet, thence run West for 208.71 feet, thence run S 3° 15’ E for 209.05 feet, thence run East for 208.71 feet to the point of beginning.
And a 30.0 feet wide road easement extending Southerly to the paved public road, described along the center line as follows: Beginning at a point located 15.0 feet West of the above-described point of beginning and thence run S 39° E for 449.4 feet, more or less, to the Northerly boundary of the local paved public road and the point of ending
