SUBSTITUTED TRUSTEE’S
NOTICE OF SALE
WHEREAS, on April 27, 2005, Robert W. Hood executed a certain deed of trust to Emmett James House or Bill R. McLaughlin, Trustee for the benefit of Union Planters Bank, N.A. which deed of trust is of record in the office of the Chancery Clerk of Grenada County, State of Mississippi in Book D57 at Page 1; and
WHEREAS, LLG MS LLC has heretofore been substituted as Trustee by instrument dated June 12, 2025 and recorded in the aforesaid Chancery Clerk’s Office; and
WHEREAS, default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, REGIONS BANK DBA REGIONS MORTGAGE, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said deed of trust and for the purpose of raising the sums due thereunder, together with attorney’s fees, trustee’s fees and expense of sale.
NOW, THEREFORE, I, LLG MS LLC, Substituted Trustee in said deed of trust, will on August 1, 2025 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the East Door of the County Courthouse of Grenada County, located at 59 Green Street, Grenada, MS 38901, to the highest and best bidder for cash or certified funds the following described property situated in Grenada County, State of Mississippi, to-wit:
A tract of parcel of land in the N 1/2 of the SE 1/4 of Section 17, Township 22 North, Range 5 East, more particularly described as follows:
Begin at the Northeast Corner of Lot 56, East View Subdivision as recorded in Plat Book 1, Page 28 in Chancery Clerk’s Office, Grenada County; thence run East 197.8 feet to iron pin; thence South 26 degrees 33 minutes West, 220 feet more or less to an iron pin; thence South 85 degrees 21 minutes West, 100.2 feet to an iron pin which lies on the East line of Lot 56 East View Subdivision and is 12 feet North of the Southeast Corner of Lot 56; thence North 204.7 feet to the point of beginning.
I WILL CONVEY only such title as vested in me as Substituted Trustee.
