1st Quarter Timber Prices For Landowners In Northwest Mississippi
The 1st Quarter of 2022 was a mixed bag of prices for timber in the Northwest Mississippi area which includes both the Delta and Hills based on prices by Mississippi State and other sources. While there is increased demand for timber products, the oversupply of some types of timber as a result of decades of tree planting through USDA conservation programs remains a long term problem. Pine Sawtimber stumpage in Northwest Mississippi ranged from $16 to $40 per ton with the high end comparing favorably to other states of the region - Alabama $29/ton, Florida $32 to $40/ton, and Georgia $25 to $38/ton. In Northwest Mississippi the prices for Pine Chip-N-Saw ranged from $5.50 to $19.09/ton, and Pine Pulpwood from $1.00 to $5.00/ton. Oak Sawtimber ranged from $32 to $46/ton, Mixed Hardwood $15 TO $45/ton, and Hardwood Pulpwood $2 to $18/ton. Some thinnings of planted pine plantations average 32 tons per acre which would only yield $32 per acre to landowners if sold on the low end of 1st Quarter prices at $1 per ton for Pine Pulpwood. It is always important to retain licensed foresters and licensed real estate brokers when selling timber and land in order to get a fair market price.
