NOTICE OF SUBSTITUTE TRUSTEE’S SALE

WHEREAS, default has occurred in the performance of the covenants, terms and conditions of a Deed of Trust dated August 30, 2010, executed by LENEKIA Y. PITTMAN conveying certain real property therein described to THELMA A. GLASCO, AREA DIRECTOR, as Trustee, for UNITED STATES OF AMERICA ACTING THROUGH THE RURAL HOUSING SERVICE OR SUCCESSOR AGENCY, UNITED STATES DEPARTMENT OF AGRICULTURE, Original Beneficiary, to secure the indebtedness therein described, as same appears of record in the Office of the Chancery Clerk of Grenada County, Mississippi filed and recorded August 30, 2010, in Deed Book 2010, Page 6867; and
WHEREAS, the beneficial interest of said Deed of Trust was transferred and assigned to UNITED STATES OF AMERICA ACTING THROUGH THE RURAL HOUSING SERVICE OR SUCCESSOR AGENCY, UNITED STATES DEPARTMENT OF AGRICULTURE; and
WHEREAS, Rubin Lublin, LLC has been appointed as Substitute Trustee; and
NOW, THEREFORE, the holder of said Deed of Trust, having requested the undersigned so to do, as Substitute Trustee or his duly appointed agent, by virtue of the power, duty and authority vested and imposed upon said Substitute Trustee shall, on May 13, 2026 within the lawful hours of sale between 11:00AM and 4:00PM at the East front door of the Courthouse proceed to sell at public outcry to the highest and best bidder for cash or certified funds ONLY, the following described property situated in Grenada County, Mississippi, to wit:
PART OF THE NW 1/4 OF THE SE 1/4 OF SECTION 32, TOWNSHIP 22 NORTH, RANGE 5 EAST, GRENADA COUNTY, MISSISSIPPI, MORE PARTICULARY DESCRIBED AS FOLLOWS: BEGINNING AT A FOUND IRON PIN ON THE EAST RIGHT OF WAY OF WINDMILL STREET, SAID POINT BEING 1543.38 FEET NORTH AND 2375.52 FEET WEST OF THE SOUTHEAST CORNER OF SAID SECTION 32; PROCEED THENCE N 14° 53`32” W ALONG SAID STREET 100.00 FEET TO A SET IRON PIN; THENCE AWAY FROM SAID STREET N 76°11`20” E 150.01 FEET TO A SET IRON PIN; THENCE S 14°43`57” E 100.00 FEET TO A FOUND IRON PIN; THENCE S 76°15`56” W 150.00 FEET TO THE POINT OF BEGINNING, CONTAINING 0.34 ACRES, MORE OR LESS.
PROPERTY ADDRESS: The street address of the property is believed to be 992 WINDMILL ST, GRENADA, MS 38901. In the event of any discrepancy between this street address and the legal description of the property, the legal description shall control.
Title to the above described property is believed to be good, but I will convey only such title as is vested in me as Substitute Trustee. The sale will be conducted subject (1) to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code (2) to final confirmation and audit of the status of the loan with the holder of the Security Deed, and (3) purchaser’s tendering to Rubin Lublin, LLC, anti-money laundering information as required pursuant to the FinCEN Real Estate Report Rule. Failure to provide information, could result in rescission of the sale.
