SUBSTITUTED TRUSTEE’S NOTICE OF SALE
WHEREAS, 1/25/2025, Glen D. Harris executed a certain deed of trust to ClientFirst Title LLC, Trustee for the benefit of Mortgage Electronic Registration Systems, Inc., as beneficiary, as nominee for Nations Mortgage, LLC. which deed of trust is of record in the office of the Chancery Clerk’s office of Grenada County, State of Mississippi in Book 2025 Page 760-775 and recorded on 2/5/2025; and
WHEREAS, Vylla Solutions, LLC has heretofore been substituted as Trustee by instrument dated 2/25/2026 and recorded in Book 2026 Page 12 Book 2026 Page 12 the aforesaid Chancery Clerk’s office; and
WHEREAS, default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, Vylla Solutions, LLC, as Substituted trustee of Equity Prime Mortgage LLC, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said deed of trust and for the purpose of raising the sums due thereunder, together with attorney’s fees, trustee’s fees and expense of sale.
NOW, THEREFORE, Vylla Solutions, LLC, Substituted Trustee in said deed of trust, will on 4/22/2026 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 A.M. and 4:00 P.M.), East Door of the Grenada County Courthouse, 59 Green Street, Grenada, Mississippi 38901 to the highest and best bidder for cash or certified funds the following described property situated in Grenada County, State of Mississippi, to-wit:
Commencing at the middle of Section 22, Township 22 North, Range 7 East, Choctaw Meridian, Grenada County, Mississippi, thence South 11.62 chains. thence East 4.71 chains, thence South 37 degrees 55 minutes East for 3.05 chains, thence 2 degrees 30 minutes West for 45 feet to an iron pin, thence South 39 degrees 20 minutes West for 210 feet to an iron pin which is the point of beginning.
From the point of beginning 00 South 32 degrees West for 100 feet, thence South 56 degrees West from 100 feet, thence South 68 degrees West for 43.3 feet to an iron pin Located on the Easterly side of a paved county road, thence South 18 degrees East for 145.6 feet along the Easterly side of said road, thence North 65 degrees East for 297.1 feet, thence North 40 degrees West for 220.6 feet to the point of beginning, enclosing 1.0 acres of land lying in the SE ¼ of Section 22, Township 22 North, Range 7 East, Grenada County, Mississippi.
This conveyance is made subject to oil, gas and mineral rights reserved or conveyed by former owners, and to any leases in connection with same which may be in full force and effect.
This conveyance is also made subject to right-of-way easements for public road, public and/or private utilities, restrictive covenants, and zoning ordinances and regulations, any and all recorded and unrecorded easements, if any, which apply to, cross over, on or under said land.
Being the same property conveyed to Glen D. Harris from Comado D. Mister, JR., and Dianne Ritchett by Deed dated March 29, 2022 recorded on April 01, 2022 in book 2022 page 999.
I WILL CONVEY only such title as vested in me as Substituted Trustee.
