SUBSTITUTED TRUSTEE’S NOTICE OF SALE
STATE OF MISSISSIPPI
COUNTY OF GRENADA
WHEREAS, on the 29th day of June, 2022, Jerry L. Dickey and Janet E. Dickey, husband and wife, executed and delivered a certain Deed of Trust unto Old Republic National Title Insurance Company, Trustee for Mortgage Electronic Registration Systems, Inc. as nominee for Mortgage Research Center, LLC dba Veterans United Home Loans, Beneficiary, to secure an indebtedness therein described, which Deed of Trust is recorded in the office of the Chancery Clerk of Grenada County, Mississippi in Deed of Trust Book 2022 at Page 6996; and
WHEREAS, on the 2nd day of October, 2025, Mortgage Electronic Registration Systems, Inc. (“MERS”), as beneficiary, as nominee for Mortgage Research Center, LLC dba Veterans United Home Loans, assigned said Deed of Trust unto PennyMac Loan Services, LLC, by instrument recorded in the office of the aforesaid Chancery Clerk in Deed of Trust Book 2025 at Page 9430; and
WHEREAS, on the 20th day of November, 2025 the Holder of said Deed of Trust substituted and appointed Dean Morris, LLC as Substitute Trustee by instrument recorded in the office of the aforesaid Chancery Clerk in Substitute Trustee Book 2025 at Page 113; and
WHEREAS, default having been made in the payments of the indebtedness secured by the said Deed of Trust, and the holder of said Deed of Trust, having requested the undersigned so to do, on the 21st day of January, 2026, I will during the lawful hours of between 11:00 a.m. and 4:00 p.m., at public outcry, offer for sale and will sell, at the East front door of Grenada County Courthouse located at 59 Green Street at Grenada, Mississippi, for cash to the highest bidder, the following described land and property situated in Grenada County, Mississippi, to-wit:
Lot 5, Addition C of the W.E. Thimmes Subdivision, being part of Section 7, Township 22 North, Range 5 East, and Section 12, Township 22 North, Range 4 East, as said lot appears designated on a plat of said Addition, duly of record in Plat Book 3 on Page 5 of the Records of Plats on file in the office of the Chancery Clerk of said County and State. SUBJECT, HOWEVER, to the Restrictive Covenants of record in Book 168 at page 306 of the Land Deed Records of Grenada County, Mississippi.
I will only convey such title as is vested in me as Substitute Trustee.
