SUBSTITUTE TRUSTEE’S NOTICE OF SALE
WHEREAS, on the March 5, 2001, Willola C Holman and George N Holman, executed a Deed of Trust to First American Title, Trustee for the use and benefit of Cendant Mortgage Corporation D/B/A Coldwell Banker, which Deed of Trust is on file and of record in the office of the Chancery Clerk of Grenada County, Mississippi, in Deed of Trust March 6, 2001, in Book No. C69, at Page 304 thereof; which was modified on December 2, 2016, in Book No. 2016, at Page 11282
WHEREAS, said Deed of Trust was ultimately assigned to Nationstar Mortgage, LLC by assignment on file and of record in the office of the Chancery Clerk of Grenada County, Mississippi, in May 5, 2015, in Book No. 2015, at Page 3307 thereof; and
WHEREAS, the legal holder of the said Deed of Trust and the note secured thereby, substituted Foundation Legal Group, LLP fka Wilson & Associates, PLLC, as Trustee therein, as authorized by the terms thereof, by instrument recorded in the office of the aforesaid Chancery Clerk in August 28, 2025, in Book No. 2025, at Page 71 thereof; and
WHEREAS, default having been made in the performance of the conditions and stipulations as set forth by said Deed of Trust, and having been requested by the legal holder of the indebtedness secured and described by said Deed of Trust so to do, notice is hereby given that Foundation Legal Group, LLP fka Wilson & Associates, PLLC, Substitute Trustee, by virtue of the authority conferred upon me in said Deed of Trust, will offer for sale and will sell at public sale and outcry to the highest and best bidder for certified funds paid at the conclusion of the sale, or credit bid from a bank or other lending entity pre-approved by the successor trustee, during the legal hours (between the hours of 11 o’clock a.m. and 4 o’clock p.m.) East Door of the Grenada County Courthouse, 59 Green Street, Grenada, MS 38901, on December 3, 2025, the following described land and property being the same land and property described in said Deed of Trust, situated in Grenada County, State of Mississippi, to-wit:
Beginning on the South side of the Tie Plant road at a point located 999.6 feet South and 1693.9 feet West of the Northeast corner of the Northwest Quarter of the Northwest Quarter of Section 33, Township 22 North, Range 5 East, said point of beginning being a certain fence post marking the Northwest corner of L. M. Moore’s residence lot, run thence South 24 degrees 10 minutes East along an old fence in place 207 feet; thence South 65 degrees 31 minutes West 150.1 feet to a certain old fence in place; thence North 21 degrees 23 minutes West along the said certain old fence 207 feet to the South side of the said Tie Plant Road, thence North 65 degrees 31 minutes East along the South side of the said Tie Plant Road 148.6 feet, more or less to the point of beginning, enclosing 0.6 acres, more or less, in the Northeast Quarter of Section 32, Township 22 North, Range 5 East, Grenada County, Mississippi.
Title to the above described property is believed to be good, but I will convey only such title as is vested in the aforementioned Substitute Trustee.
