WHEREAS, on August 23, 2022, Tarvio C Crowder executed a certain deed of trust to June Gorman, Trustee for the benefit of Mortgage Electronic Registration Systems, Inc. as beneficiary, as nominee for Guaranty Bank and Trust Company, its successors and assigns which deed of trust is of record in the office of the Chancery Clerk of Grenada County, State of Mississippi in Book 2022 at Page 8920; and
WHEREAS, LLG MS LLC has heretofore been substituted as Trustee by instrument dated October 20, 2025 and recorded in the aforesaid Chancery Clerk’s Office in Book 2025 Page 94; and
WHEREAS, default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, Nationstar Mortgage LLC, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said deed of trust and for the purpose of raising the sums due thereunder, together with attorney’s fees, trustee’s fees and expense of sale.
NOW, THEREFORE, I, LLG MS LLC, Substituted Trustee in said deed of trust, will on January 16, 2026 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the East Door of the County Courthouse of Grenada County, located at 59 Green Street, Grenada, MS 38901, to the highest and best bidder for cash or certified funds the following described property situated in Grenada County, State of Mississippi, to-wit:
Lots Nos. 37 and 38 of Scenic Hills Estates, Phase I, being situated in the South Half of the Southwest Quarter of the Northeast Quarter, and the Southeast Quarter of the Southeast Quarter of the Northwest Quarter of Section 9, Township 23 North, Range 5 East, Grenada County, Mississippi, as said subdivision appears designated on a plat in Plat Book 3 at page 23 of the records of plats for Grenada County, Mississippi, on file in the office of the Chancery Clerk of said County;
SUBJECT, however, to the Restrictive Covenants of record in Book 186 at page 417 of the land deed records of Grenada County, Mississippi, pertaining to Scenic Hills Estates, Phase I.
AND ALSO:
Lot 36 of Scenic Hills Estates, Phase I, being situated in the South Half of the Southwest Quarter of the Northeast Quarter, and the Southeast Quarter of the Southeast Quarter of the Northwest Quarter of Section 9, Township 23 North, Range 5 East, Grenada County, Mississippi, as said subdivision appears designated on a plat in Plat Book 3 at page 23 of the records of plats for Grenada County, Mississippi, on file in the office of the Chancery Clerk of said County;
SUBJECT, however, to the Restrictive Covenants of record in Book 186 at page 417 of the land deed records of Grenada County, Mississippi, pertaining to Scenic Hills Estates, Phase I.
I WILL CONVEY only such title as vested in me as Substituted Trustee.
