SUBSTITUTE TRUSTEE’S NOTICE OF SALE
WHEREAS, on or about the 16th day of August, 2012, Richard Campbell executed and delivered a certain Deed of Trust unto John Crow, as Trustee, for the use and benefit of Mechanics Bank, in the principal amount of $56,937.91, which Deed of Trust was recorded on August 21, 2012 in Book 2012, Page 7183, in the land records in the office of the Chancery Clerk of Grenada County, Mississippi; and
WHEREAS, on or about the 1st day of May, 2015, Richard Campbell executed and delivered a certain Deed of Trust unto CrowMartin, PLLC, as Trustee, for the use and benefit of Mechanics Bank, in the principal amount of $58,760.54, which Deed of Trust was recorded on May 12, 2015, in Book 2015, Page 3521, in the land records in the office of the Chancery Clerk of Grenada County, Mississippi; and
WHEREAS, on or about the 1st day of June, 2020, Richard Campbell and Willie Mae Campbell executed and delivered a certain Deed of Trust unto CrowMartin, PLLC, as Trustee, for the use and benefit of Mechanics Bank, in the principal amount of $47,974.21, which Deed of Trust was recorded on June 4, 2020, in Book 2020, Page 4745, in the land records in the office of the Chancery Clerk of Grenada County, Mississippi; and
WHEREAS, on the 1st day of January, 2023, BankFirst Financial Services, a Mississippi banking corporation and successor by merger to Mechanics Bank, by virtue of the terms and conditions of the aforementioned Deeds of Trust being assignable at any time without notice to the borrower, became the present owner and holder of the above indebtedness secured by said Deeds of Trust; and
WHEREAS, on the 30th day of October, 2025, BankFirst Financial Services executed and delivered to Elizabeth N. Fisher, an appointment whereby the said Elizabeth N. Fisher was appointed and substituted as Successor Trustee in the aforesaid Deeds of Trust in the place and stead of the Trustees originally named therein, as shown by said appointment duly recorded in Book 2025, Page 99, filed for record as of November 5, 2025, in the land records in the office of the Chancery Clerk of Grenada County, Mississippi; and
WHEREAS, default has been made in the payment of the indebtedness secured by said Deed of Trust, which default continues, and BankFirst Financial Services, the legal holder of the promissory notes secured by said Deeds of Trust, having requested the undersigned to sell the property described hereinafter for the purpose of satisfying the indebtedness and costs of sale.
NOW, THEREFORE, notice is hereby given that I, the undersigned Substitute Trustee, will on the 9th day of December, 2025, at the main front door of the Grenada County Courthouse in Grenada, Mississippi within legal hours, offer for sale, at public outcry, to the highest bidder for cash, the following described property in Grenada County, Mississippi, to-wit:
The point of beginning is the center of the North Half (N ½) of Section 20, Township 23 North, Range 4 East, thence run East along the property line fence 313.5 feet to the Northeast corner of the plot; thence South 384 feet to the North right-of-way of the Pearidge Road; thence South 77 degrees 30 minutes West 315.3 feet along the North right-of-way line to the half section line, said line is 18.4 feet East of station 119 plus 00 on the right-of-way line; thence North 465.3 feet to the point of beginning, enclosing three (3) acres, more or less, in the Southwest Quarter of the Northeast Quarter (SW ¼ of the Ne ¼) of Section 20, Township 23 North, Range 4 East.
