WHEREAS, on December 8, 2003, Vernon O. Watson and W. Dolores Watson, husband and wife executed a certain Deed of Trust to Emmett James House or Bill R. McLaughlin, Trustee for the use and benefit of Union Planters Bank, N.A. which Deed of Trust is of record in the office of the Chancery Clerk of Grenada County, Mississippi, on December 9, 2003, in Book D30, Page 736.
WHEREAS, Regions Bank successor by merger to Union Planters Bank, N.A., the current holder and/or assignee, substituted Halliday, Watkins & Mann, P.C. as Trustee by instrument recorded in the Chancery Clerk’s Office on July 31, 2023 in Book 2023, in Page 90-91; and
WHEREAS, Default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, Regions Bank successor by merger to Union Planters Bank, N.A., the legal holder of said indebtedness, having requested the undersigned Substitute Trustee in said deed of trust, will on March 5, 2025 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the main front door of the County Courthouse of Grenada County in Grenada, Mississippi, to the highest and best bidder for cash the following described property situated in Grenada County, Mississippi, to wit:
0.48 acres, more or less, lying in the Northeast Quarter of the Southwest Quarter of Section 8, Township 22 North, Range 4 East of Grenada County, Mississippi, and more particularly described as follows:
Begin at a found one half inch rebar, recorded in Book 234, at Page 517 as being located 390.2 feet West and 2002.2 feet North of the Southeast corner of the Southwest Quarter of said Section 8 and run N 25°21’38” W 99.50 feet, along the East side of a drive, to a 1/2” rebar in plat at the northwest corner of Nez Watson; thence N 64°05’50” E 210.81 feet, along the Lot Line of Nez Watson; thence S25°00’00” E 99.82 feet, to the South lot line of Nez Watson; thence S 64°11’00” W 210.17 feet along the Lot Line, to the Point of Beginning.
Subject to that Easement in favor of Mississippi Power and Light Company which is recorded in Book 235 Page 170 and that Water Users Agreement in favor of POOR HOUSE WATER ASSOCIATION recorded in Book 236 Page 167 all of the Land Deed Records for Grenada County, Mississippi.
Subject to those restrictions and reservations as set forth in that instrument recorded in Book 234 Page 499 of the Land Deed Records for Grenada County, Mississippi
More commonly known as: 66 Lincoln Rd, Grenada, MS 38901
