NOTICE OF SUBSTITUTED TRUSTEE SALE
WHEREAS, by document dated April 1, 2015, executed April 1, 2015, and filed for record April 9, 2015, CARLOS E. MOORE, President of MOORE LAW GROUP, PROFESSIONAL CORPORATION, conveyed certain property in trust to James Glorioso as Trustee for Cleveland State Bank, Grenada, said Deed of Trust being recorded in Book 2015 at Pages 2444-2455 in the records in the office of the Clerk of the Chancery Court of Grenada County at Grenada, Mississippi; and,
WHEREAS, by document dated June 2, 2020, executed June 2, 2020, and filed for record June 2, 2020, CARLOS EUGENE MOORE, President of MOORE LAW GROUP PROFESSIONAL CORPORATION, conveyed certain property in trust to Grenada State Bank, said Deed of Trust being recorded in Book 2020 at Pages 4602-4613 in the records in the office of the Clerk of the Chancery Court of Grenada County at Grenada, Mississippi; and,
WHEREAS, by document filed for record January 7, 2021, the above conveyance was corrected to include James Glorioso as Trustee for Grenada State Bank and the June 2, 2020 Deed of Trust was re-recorded in Book 2021 at Pages 165-176 in the records in the office of the Clerk of the Chancery Court of Grenada County at Grenada, Mississippi; and,
WHEREAS, pursuant to the terms of said Deeds of Trust and the laws of the State of Mississippi, Grenada State Bank, having appointed ARNOLD U. LUCIANO, as Substituted Trustee in the said Deeds of Trust in the place and stead of the original aforesaid Trustee, said Substitution of Trustee appearing in Book 2025 at Pages 79-80 of the records aforesaid, and having been actually spread at large upon the records of the aforesaid Chancery Clerk before the first advertisement or notice of substituted trustee sale thereof has been published or posted, and default having been made in the payment of the indebtedness secured by said Deeds of Trust after demand therefor, and pursuant to the terms of the said Deeds of Trust, the entire indebtedness became due and payable at the option of the beneficiary who has declared the entire indebtedness being now past due, and in compliance with the provisions of law and of said Deeds of Trust, the aforesaid beneficiary and present holder of said Deeds of Trust having requested and directed the undersigned so to do;
NOW, THEREFORE, the undersigned ARNOLD U. LUCIANO, as Substituted Trustee in the aforesaid Deeds of Trust, will on Friday, the 31st of October, 2025, offer for sale and sell at public outcry for cash to the highest bidder within legal hours at the southeast front door of the Grenada County Courthouse in Grenada, Mississippi, to satisfy the indebtedness secured by and due under said Deeds of Trust, the following property lying and situate in the City of Grenada, Grenada County, Mississippi, more particularly described as follows, to-wit:
Part of the NW 1/4 of the NE 1/4 and part of the NE 1/4 of the NE 1/4, all in Section 30, Township 22 North, Range 5 East, City of Grenada, Grenada County, Mississippi, more particularly described as follows:
Beginning at a found iron pin 4161.11 feet East and 701.06 feet South of the northwest corner of said Section 30; proceed thence N 88' 30’ 08” E 208.77 feet to a set iron pin on an old fence line; thence S 00' 00’ 02” E 207.45 feet to a set iron pin North right of way of Branscome Road; thence along said right of way S 87' 50’ 43” W 208.85 feet to a set iron pin; thence away from said road N 00' 00’ 02” W 209.85 feet to the Point of Beginning, containing 1.00 acres more or less.
The undersigned will convey only such title as is vested in him as Substituted Trustee.
