SUBSTITUTED TRUSTEE’S FORECLOSURE NOTICE
WHEREAS, on May 3, 2023, Carlos E. Moore executed a certain Deed of Trust to R. Adam Kirk, for the benefit of UPI, L.L.P., which Deed of Trust is of record in the office of the Chancery Clerk of Grenda County, Mississippi in Deed of Trust Book 2023, at page 4002-4011; and
WHEREAS, UPI, L.L.P., has heretofore substituted J. Ryan Taylor as Trustee in place and in lieu of present Trustee by instrument dated June 23, 2025, in Book 2025 at pages 57-58 in the office of the aforesaid Chancery Clerk; and
WHEREAS, default having been made in the terms and conditions of said Deed of Trust and the entire debt secured thereby having been declared to be due in accordance with the terms thereof, UPI, L.L.P., the legal holder of said indebtedness requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said Deed of Trust for the purpose of raising the sums due thereunder, together with attorney’s fees, trustee’s fees, and expenses of sale.
NOW, THEREFORE, I, J. Ryan Taylor, Substituted Trustee, in said Deed of Trust, will on the 24th day of July, 2025, between the hours of 11:00 a.m. and 4:00 p.m. offer for sale and sell at public auction for cash to the highest and best bidder at the East main entrance of the Grenada County Courthouse in the town of Grenada, Mississippi, the following described property conveyed by said Deed of Trust, to-wit:

Beginning at a metal post at the northeast corner of a certain 1.13 acre lot located 780.7 feet North and 1115.8 feet West of the southeast corner of the Northeast Quarter of said Section 17, thence run South 85 degrees 54 minutes West for 251.8 feet to a metal post, thence run North 54 degrees West for 295.6 feet to metal post on the east side of a public gravel road, thence run North 23 degrees East along the side of said road for 78.0 feet to a iron pipe near a cedar tree, thence run South 78 degrees East for 80.2 feet to a metal post, thence run North 48 degrees 14 minutes East for 379.2 feet and across the side of a pond to a metal post, thence run South 12 degrees East and across a part of a pond for 473.89 feet, more or less, to the point of beginning.
