STATE OF MISSISSIPPI
COUNTY OF GRENADA
WHEREAS, on the 18th day of July, 2008, Jimmie Willis, Jr and Luvenia Willis, executed and delivered a certain Deed of Trust unto Debera Bridges, Trustee for Citifinancial Real Estate Services, Inc., Beneficiary, to secure an indebtedness therein described, which Deed of Trust is recorded in the office of the Chancery Clerk of Grenada County, Mississippi in Deed of Trust Book 2008 at Page 7808; and
WHEREAS, by various assignments on record said Deed of Trust was ultimately assigned to U.S. Bank Trust National Association, not in its individual capacity but solely as owner trustee for RCF 2 Acquisition Trust by instrument recorded in the office of the aforesaid Chancery Clerk in Deed of Trust Book 2023 at Page 2588; and
WHEREAS, on the 28th day of June, 2023 the Holder of said Deed of Trust substituted and appointed Dean Morris, LLC as Substitute Trustee by instrument recorded in the office of the aforesaid Chancery Clerk in Substitute Trustee Book 2023 at Page 82; and
WHEREAS, default having been made in the payments of the indebtedness secured by the said Deed of Trust, and the holder of said Deed of Trust, having requested the undersigned so to do, on the 18th day of September, 2024, I will during the lawful hours of between 11:00 a.m. and 4:00 p.m., at public outcry, offer for sale and will sell, at the East front door of Grenada County Courthouse located at 59 Green Street at Grenada, Mississippi, for cash to the highest bidder, the following described land and property situated in Grenada County, Mississippi, to-wit:
The following described property located and being situated in the Grenada County, Mississippi, to wit: part of Section 1, Township 22 North, Range 4 East of Sundown Estates, as Lot 136 of Sundown Estates Subdivision as the same appears and is designated on the map or plat of said subdivision on file in Plat Book 3 at Page 8 of the records of plats in the Office of the Chancery Clerk of Grenada County, Mississippi.
I will only convey such title as is vested in me as Substitute Trustee.
