WHEREAS, default has occurred in the performance of the covenants, terms and conditions of a Deed of Trust dated March 29, 2022, executed by JOHNATHAN R OWEN and STEPHEN N CUMMINS conveying certain real property therein described to DENISE MCLAURIN, as Trustee, for REGIONS BANK D/B/A REGIONS MORTGAGE, Original Beneficiary, to secure the indebtedness therein described, as same appears of record in the office of the Chancery Clerk of Grenada County, Mississippi filed and recorded March 29, 2022, in Deed Book 2022, Page 3157; and
WHEREAS, the beneficial interest of said Deed of Trust was transferred and assigned to REGIONS BANK D/B/A REGIONS MORTGAGE; and
WHEREAS, Rubin Lublin, LLC has been appointed as Substitute Trustee; and
NOW, THEREFORE, the holder of said Deed of Trust, having requested the undersigned so to do, as Substitute Trustee or his duly appointed agent, by virtue of the power, duty and authority vested and imposed upon said Substitute Trustee shall, on September 27, 2024 within the lawful hours of sale between 11:00AM and 4:00PM at the East Door of the Grenada County Courthouse, 59 Green Street, Grenada, MS 38901 proceed to sell at public outcry to the highest and best bidder for cash or certified funds ONLY, the following described property situated in Grenada County, Mississippi, to wit:
LOT NO. 9 OF WEST JACKSON HEIGHTS ADDITION, IN THE NORTHWEST QUARTER (NW 1/4) OF THE SOUTHEAST QUARTER (SE 1/4) AND PART OF THE NORTHEAST QUARTER (NE 1/4) OF THE SOUTHWEST QUARTER (SW 1/4) OF SECTION 19, TOWNSHIP 22 NORTH, RANGE 5 EAST, AS SAID LOT APPEARS DESIGNATED ON A PLAT OF SAID ADDITION DULY OF RECORD IN PLAT BOOK 1, AT PAGE 2, OF THE RECORDS OF PLATS FOR GRENADA COUNTY, MISSISSIPPI, ON FILE IN THE OFFICE OF THE CHANCERY CLERK OF SAID COUNTY.
PROPERTY ADDRESS: The street address of the property is believed to be 719 CHEROKEE LN, GRENADA, MS 38901. In the event of any discrepancy between this street address and the legal description of the property, the legal description shall control.
Title to the above described property is believed to be good, but I will convey only such title as is vested in me as Substitute Trustee.
