SUBSTITUTE TRUSTEE’S NOTICE OF SALE
WHEREAS, on August 9, 2023, Matthew Allen Deason executed a Deed of Trust to Thomas R. Hudson, Trustee for the benefit of BankPlus, as recorded in the office of the Chancery Clerk of Grenada County, Mississippi, in Book 2023 at Page 6792; and
WHEREAS, BankPlus, the holder of said Deed of Trust and the Note secured thereby, substituted McKay Franklin PLLC as Trustee therein, as authorized by the terms thereof, by instrument dated January 24, 2025, and recorded in Book 2025 at Page 24 in the office of the Chancery Clerk aforesaid; and,
WHEREAS, default having been made in the terms and conditions of said Deed of Trust, and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said Deed of Trust, and the legal holder of said indebtedness having requested the undersigned Substitute Trustee to execute the Trust and sell said land and property in accordance with the terms of said Deed of Trust for the purpose of raising the sums due thereunder, together with attorney’s fees, Substitute Trustee’s fees and expenses of sale;
NOW, THEREFORE, the undersigned McKay Franklin PLLC, being the Substitute Trustee, does hereby give notice that on May 19, 2025, between 11:00 o’clock a.m. and 4:00 o’clock p.m., being the legal hours of sale, it will proceed to sell at public outcry, to the highest bidder for cash, at the East front door of the Grenada County Courthouse in Grenada, State of Mississippi, the following real property described and conveyed in said Deed of Trust, lying and being situated in Grenada County, Mississippi, and being more particularly described as follows, to-wit:
Part of the SW 1/4 of the NE 1/4 of Section 9, Township 21 North, Range 5 East, Grenada County, Mississippi, more particularly described as follows:
Beginning at a set 1/2” iron bar on the west side of Carriageway Drive, said point also being 3563.0 feet north and 1825.8 feet west of an iron pipe at the southeast corner of said Section 9; proceed thence away from said road N 75 degrees 09’27” W 44.46 feet to a found iron pin; thence N 75 degrees 09’13” W 257.00 feet to a found ½” iron bar; thence N 75 degrees 09’54” W 48.20 feet to a set 1/2” iron pin near a ditch; thence along a ditch as follows, N 12 degrees 20’34” E 128.60 feet, N 09 degrees 31’52” W 78.09 feet, N 03 degrees 53’42” W 55.50 feet to a set 1/2” iron bar on the right of way of said Carriageway Drive; thence along said right of way as follows, S 76 degrees 00’10” E 197.36 feet, S 36 degrees 59’08” E 165.02 feet, S 16 degrees 43’28” E 89.62 feet, S 07 degrees 22’05” E 82.90 feet to the Point of Beginning, containing 1.69 acres, more or less.
The undersigned will convey only such title as is vested in it as Substitute Trustee.
