SUBSTITUTED TRUSTEE’S NOTICE OF SALE
WHEREAS, on the 7th date of November 2022, Krystal Gail Tubbs and David Allen Tubbs executed a Deed of Trust to the Stewart Title Guaranty Company, as Trustee for the use and benefit of Triad Financial Services, Inc., which Deed of Trust is on file and of record in the office of the Chancery Clerk of Grenada County, Mississippi, at Deed of Trust Book 2022, Pages 11794-11818; and
WHEREAS, the legal holder of the said Deed of Trust and the note secured thereby, substituted Johnstone Adams, LLC, as Trustee therein, as authorized by the terms thereof, by instrument recorded in the office of the aforesaid Chancery Clerk in Substitute Trustee Book 2023, Pages 124-125; and
WHEREAS, default having been made in the performance of the conditions and stipulations as set forth by said Deed of Trust, and having been requested by the legal holder of the indebtedness secured and described by said Deed of Trust so to do, notice is hereby given that Johnstone Adams, LLC, Substituted Trustee, by virtue of the authority conferred upon it in said Deed of Trust, will offer for sale and will sell at public sale and outcry to the highest and best bidder for cash, during the legal hours (between the hours of 11 o’clock a.m. and 4 o’clock p.m.), at the east front door of the County Courthouse of Grenada County, Mississippi, 59 Green Street, Grenada, Mississippi 38901, on the 6th day of November 2024, the following described land and property being the same land and property described in said Deed of Trust, situated in Grenada County, State of Mississippi, to-wit:
All that part of the Southeast Quarter of the Southeast Quarter (SE 1/4 of SE 1/4) of Section 4, Township 21 North, Range 3 East, which lies South of the Old Grenada Road which runs in an East-West direction across said property.
LESS AND EXCEPT ten (10) acres, more or less, sold to Naomi Watson, fully described by metes and bounds in Deed Book 2019, Page 3901 of the land deed records for Grenada County, Mississippi.
Together with all improvements situated thereon, and being further identified as 1295 Hillside Road, Holcomb, MS 38940. Title to the above-described real property is believed to be good, but Substituted Trustee will convey only such title as is vested in it as Substituted Trustee.
