COUNTY OF GRENADA
WHEREAS, default has occurred in the performance of the covenants, terms and conditions of a Deed of Trust dated November 5, 2010, executed by ROBERT N LOTT and HEATHER W LOTT conveying certain real property therein described to DENISE MCLAURIN, as Trustee, for MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., AS BENEFICIARY, AS NOMINEE FOR REGIONS BANK D/B/A REGIONS MORTGAGE, Original Beneficiary, to secure the indebtedness therein described, as same appears of record in the office of the Chancery Clerk of Grenada County, Mississippi filed and recorded November 9, 2010, in Deed Book 2010, Page 9187; and
WHEREAS, the beneficial interest of said Deed of Trust was transferred and assigned to REGIONS BANK; and
WHEREAS, Rubin Lublin, LLC has been appointed as Substitute Trustee; and
NOW, THEREFORE, the holder of said Deed of Trust, having requested the undersigned so to do, as Substitute Trustee or his duly appointed agent, by virtue of the power, duty and authority vested and imposed upon said Substitute Trustee shall, on October 25, 2024 within the lawful hours of sale between 11:00AM and 4:00PM at the East Door of the Grenada County Courthouse, 59 Green Street, Grenada, MS 38901 proceed to sell at public outcry to the highest and best bidder for cash or certified funds ONLY, the following described property situated in Grenada County, Mississippi, to wit:
1.398 ACRES OF LAND, MORE OR LESS, LYING IN THE NORTHEAST 1/4 OF SECTION 17, T-22-N, R-4-E, GRENADA COUNTY, MISSISSIPPI AND MORE PARTICULARLY DESCRIBED AS FOLLOWS:
BEGINNING AT A METAL POST ON THE EAST SIDE OF A PUBLIC ROAD LOCATED 936.4 FEET NORTH AND 1606.1 FEET WEST OF THE SOUTHEAST CORNER OF THE NORTHEAST 1/4 OF SAID SECTION 17, THENCE S 0 DEGREES 32` E FOR 401.2 FEET TO A METAL POST, THENCE RUN S 89 DEGREES 30` W FOR 287.1 FEET TO A METAL POST ON THE EAST SIDE OF A PUBLIC ROAD, THENCE RUN NORTHEASTERLY ALONG AND WITH THE EASTERLY SIDE OF SAID ROAD AS FOLLOWS: N 25 DEGREES E FOR 150.0 FEET, N 44 DEGREES E FOR 225.0 FEET, N 31 DEGREES 14` E FOR 122.8 FEET TO THE POINT OF BEGINNING.
PROPERTY ADDRESS: The street address of the property is believed to be 770 GILLON RD, GRENADA, MS 38901. In the event of any discrepancy between this street address and the legal description of the property, the legal description shall control.
Title to the above described property is believed to be good, but I will convey only such title as is vested in me as Substitute Trustee.
